What is a HECM reverse mortgage, and how can it help homeowners age 62 and older?
A Home Equity Conversion Mortgage, or HECM, is a federally insured reverse mortgage designed for eligible homeowners age 62 and older. It allows homeowners to use a portion of their home equity without making required monthly principal and interest mortgage payments. Depending on the homeowner's situation and available equity, the funds may also provide additional cash to help support financial needs and goals.
Can a reverse mortgage eliminate my current monthly mortgage payment?
For an eligible homeowner, proceeds from a HECM can be used to pay off an existing mortgage at closing, eliminating the required monthly principal and interest mortgage payment. The homeowner continues to own the home and is responsible for property taxes, homeowners insurance, maintenance, and other applicable property charges.
What is a HECM for Purchase, or Reverse for Purchase?
A HECM for Purchase allows eligible adults age 62 and older to use a reverse mortgage to help purchase a new primary residence. Instead of purchasing the home with all cash or taking on a traditional monthly mortgage payment, the buyer combines their own funds with HECM proceeds to complete the purchase. There are no required monthly principal and interest mortgage payments as long as the loan requirements are met.
Can a Reverse for Purchase help me downsize, upsize, or move closer to family?
Yes. A HECM for Purchase can be an option for eligible older adults who want to move into a home that better fits the next stage of their lives. That might mean downsizing, choosing a larger or more accessible home, moving closer to children or grandchildren, or relocating to a different community. I can help clients understand how their available home equity and a HECM for Purchase could fit into those plans.
Do I still own my home if I have a reverse mortgage?
Yes. With a HECM reverse mortgage, the title to the home remains in the homeowner's name. The homeowner must continue to meet the loan requirements, including using the property as a primary residence, keeping property taxes and homeowners insurance current, and maintaining the home.
Can you help my family and me understand whether a reverse mortgage is right for our situation?
Yes. Reverse mortgages can affect more than the homeowner, so involving adult children or other trusted family members can be helpful when the homeowner chooses to do so. As a reverse mortgage and HECM specialist, I can provide education about how these programs work, explain potential costs and responsibilities, and help clients understand the options available so they can make an informed decision.
